Welcome to Compass Management
Compass Management, LLC is a boutique property management company focused on providing superior real estate management services for single family residential properties and commercial properties up to 100,000 square feet (office, medical office, retail, and industrial). It is our belief that these smaller properties, and owners, deserve the same level of expertise and service as larger investment portfolios.
It is important to us to treat our clients like family. We operate with the utmost integrity and highest of ethical standards, and provide superior customer service. We also manage every property as if it were our own and work with each client individually to customize an action plan to achieve their goals for the asset.
Compass Management believes that “it takes a village”; we know that each member of the team plays a valuable role and that it takes everyone (management staff, vendors, clients, and tenants) working together as a cohesive unit, to be a success.
Why Compass Management is Right for You:
Experience: With more than 20 years in the industry, Compass Management is skilled in working with all types of people, from “mom and pop” tenants to internationally known companies. Because of this experience, we recognize that each owner has specific needs and goals for their property and we have learned that when it comes to property management there’s no such thing as “cookie cutter” services. Compass has managed properties of fewer than 10,000 square feet to properties in excess of 300,000 square feet. As such, we are confident we can manage your asset, no matter the type or size.
- Small office buildings and retail centers
- Large investment portfolios
- Single family residential properties (condos, townhomes, and houses)
- Medical office buildings, on or off campus
- Industrial centers
Education: All Compass Management employees either have, or are required to pursue, their Certified Property Manager (CPM) designation which is the highest designation available to those in commercial property management. The CPM® designation is awarded through the Institute of Real Estate Management (IREM), an international organization; it requires extensive professional experience, educational courses, and an intense three-day exam.
The Compass Management CEO facilitates IREM’s Ethics 800 course once each year. The team also:
- Participates in local industry events through the Greater Denver Chapter of IREM
- Attends the Spring and Fall national IREM conferences (which provide both leadership and industry training)
- Is active on legislative committees with the Colorado Real Estate Commission and with IREM (locally and nationally)
This ensures that we are well educated on issues affecting the industry; we leverage this information to guide our clients on asset improvements, to help them stay compliant with any changing legislation, and to keep them informed on how potential legislation may affect their asset.
Consistency Across Portfolios: We know the importance of providing consistency across the portfolios we manage. Each employee is provided a copy of the company playbook which details policies and procedures and provides key documents and forms, for example:
- Vendor letters
- RFP guidelines
- Pre-construction meeting requirements
- Tenant on-boarding checklists
- Common Area Maintenance Reconciliations
While the playbook is a “living document”, and will change from time to time, it is intended to provide structure for all employees, no matter the property type, which ultimately enables us to work smarter not harder.
Software: Compass Management understands that in today’s economic climate, it is important to provide our clients full transparency to their property data – anytime, from anywhere. With MRI’s cloud-based software, we offer our clients on-demand access to leases, financial reports, A/R, A/P, work orders, and much more. MRI provides tenants the same 24/7/365 access to make rent payments, check their account history, and enter and track work orders, etc. MRI also has tools which allow Compass Management to spend less time on administrative duties and more time on-site with our Clients and Tenants.
Cost Savings: We wholeheartedly believe that our vendor relationships are vital to our success. We have nurtured these relationships for years and, in doing so, are able provide our clients and tenants with a level of service above the rest. By maximizing these relationships we can secure more favorable pricing on common area maintenance charges for the properties, due to economies of scale, and we can respond to issues more quickly as they arise.
